Sarah Beeny picks 3-bed house for sale in Devon as property bargain

A three-bedroom home near the south west coast is the ideal spot to enjoy views of the Devonshire countryside.

The property dates back to the 1880s and can be found between the seaside resort of Dawlish and the city of Exeter.

As well as a south-facing garden, the house provides extensive views across the village of Kenton and the fields beyond.

Speaking about the renovated property, Sarah said: ‘I’ve picked this house as my bargain of the month as it oozes charm and is situated in a beautiful little village with great views from the lovely south-facing garden.

‘It’s packed full of original features and has been sympathetically renovated to provide modern accommodation that would suit a small family or couple.’

Sarah said: ‘This kitchen is lovely. It has a real cosy feel and you can imagine family get togethers happening around the table with food bubbling on the stove and the log burner roaring in the background. The units are modern and attractive and there’s loads of storage space, so plenty of places to store kitchen and household essentials.’

The house is on the market for £289,000 via Tepilo, the online estate agent founded by Sarah.

From the kitchen, down a small hallway is the living room, where there is more wooden flooring and another exposed brick chimney breast with log burner. There’s also an in-built storage cupboard and shelves, and French doors leading to the spacious conservatory.

The bright, airy conservatory with tiled flooring and neutral décor is currently used as a second living room and dining area, but would also make a great playroom. Large French doors lead out from it directly into the south-facing garden.

Sarah said: ‘This is a beautiful conservatory that could be used in multiple ways. The doors leading out to the garden allow the outside to become an extension of the home in the hot, summer months.’

The large garden has a spacious lawned area surrounded by generous borders containing mature shrubs and plants, and there’s a paved patio area that’s the perfect place to sit and enjoy the sunshine.

Sarah added: ‘This garden is an absolute suntrap – the perfect place to while away long, hot days. There’s a really good-sized lawn and huge flower beds, so it’s ideal for budding and keen gardeners.’

Upstairs in the property there’s two double bedrooms, a single bedroom and a house bathroom.

Bedroom one is a large double, which benefits from in-built and over-bed storage, a large window and a neutral carpet.

The second bedroom is also a spacious double with neutral carpet and large, in-built wardrobes.

The third, single bedroom is neutrally decorated and would easily fit a single bed. It would make a great children’s bedroom, home office or hobby room.

Completing the layout of the house is a modern bathroom with floor to ceiling tiling, and ample in-built storage space. There’s also an over-bath shower and chrome heated towel rail.

Sarah concluded: ‘This home has got tonnes of character and is on the market at a really competitive price. It’s tastefully decorated, has masses of storage space and a really lovely garden. It’s also situated in a sought-after village, so I don’t expect it to be on the market for long.’

Kenton is a small village located close to Exeter, the county town of Devon. Famous for its red sandstone church, it boasts a village green, two restaurants, a pub and a primary school.

Sitting on the road between Dawlish and Exeter, the village benefits from good transport links, including easy access to the A379 and M5. The house is also a short drive from Starcross railway station, which offers regular services to Exeter.

Just outside the village is Powderham Castle, the home of the Earl and Countess of Devon, which is open to the public and a popular family attraction thanks to its magnificent gardens. The castle was also used for the filming of The Remains of the Day starring Anthony Hopkins.

The city of Exeter, with numerous bars, cafes, restaurants and high street stores is just a 20-minute drive away.
